Whether you are working on your personal home or investment property, one thing I have learned over the years is to always spend your money where you will receive the highest return on your investment. Think through each project you are doing thoroughly.

If you’re thinking about updating or remodeling your home it’s a good idea to invest your money in the areas of your home where you will get the best return for your money. You want to add as much value to your home as possible while spending the least amount possible.

The top thing you can do to update your home is a fresh coat of paint inside and out. It is amazing how drastic paint can change the appearance of a home. It can get costly to hire this done but many homeowners can tackle the job themselves if they just take their time and work on one are at a time.


When many people think about updating their home they always think about the kitchen or bathrooms which can be costly improvements. I believe the main things you can do to change the look of your home is replace the garage door. You can drastically change the exterior appearance of your home with a garage door. We have replaced the garage doors on many homes and it has always immediately updated the appearance of the home. Some older homes have carports which can easily be enclosed. If you enclose the carport and add a garage door you will drastically increase the value of your home. You can easily recover the money you have spent on a garage door if you decide to sell your home.

Another easy update to your home is adding faux stone. You can add it around the front door, place it over a brick fireplace or add it to the corners of your home. This type of stone is easy to install and this is a project many homeowners can do themselves. If you pick the correct the stone to complement your home it can immediately update the look of your home.

A third area to consider updating is the kitchen. I’m not talking about a major a tear out but rather some easier less updates. You can replace the appliances, replace the cabinet doors, install new hardware, install new countertops and a new kitchen sink. Of course just painting the cabinets and walls can immediately update and add value to your home.

Another update you can do to your home that may be costly but will defiantly increase the value of your home is installing concrete siding. Many older homes have vinyl siding which over time will start to sag or pull away from the house. It does not remain perfectly flat and straight over time which makes the home appear to have problems. By removing this vinyl siding and installing concrete siding you will immediately make the home look almost new. This type of siding will last for 50 years and remain perfectly straight. It also takes paint very will so you will not have to repaint your home for about 15 years if you use a quality exterior paint.

You can always go back with new vinyl siding which will be cheaper then concrete siding but it does not look as good or add as much resale value to your home.

So, if you decide to pay for these improvements what are your options. Two easy options are a home equity loan or a cash back refinance. A home equity loan is basically a second mortgage on your home and that money is used specifically for the improvements. If you have been in your home for years another option is to do a cash back refinance. If you elect to do a cash back refinance you will find it is much more flexible.

So as you can see some well thought out home improvements can drastically increase the value of your home and make it easier to resell. Or it can just make the home more enjoyable for you and your family to enjoy for years to come. These improvements do not have to be major tear out projects but mainly cosmetic updates which can completely transform the appearance of your home.
